What Madayn offers

Madayn, the Public Establishment for Industrial Estates, develops and manages industrial estates across Oman. Estates include Rusayl (Muscat), Sohar, Raysut (Salalah), Nizwa, Sur, Buraimi and Samail, plus specialised parks such as Knowledge Oasis Muscat.

Investors can lease:

  • Serviced industrial plots with roads and utilities
  • Ready-built factories and warehouses
  • Plots in specialised clusters, depending on the estate

Industrial estate vs free zone

Madayn industrial estate Free zone
Company type Mainland company (registered with MOCIIP) Free zone company
Selling into Oman Direct, no customs boundary Through customs, with duty
Customs on imports Standard GCC rules; industrial exemptions may apply to qualifying inputs Duty-free inside the zone
Income tax Standard rates; incentives may apply to qualifying projects Long tax holidays available
Location Near major cities Port and border locations

Choose an industrial estate if you manufacture mainly for the Omani market, or want to be near Muscat or other cities. Choose a free zone if you mainly import inputs and export output.

Frequently asked questions

Can a foreign company lease land in a Madayn estate?

Yes. A company registered in Oman, including a 100% foreign-owned LLC or SPC, can lease industrial land or facilities from Madayn.

Which Madayn estate is best?

That depends on your raw materials, customers and workforce. Rusayl suits Muscat-focused manufacturers, Sohar suits port-linked industry, and Raysut suits companies near the Port of Salalah.

Do industrial companies get customs exemptions?

Qualifying industrial projects may obtain exemptions on machinery and raw materials under Oman's industrial and GCC customs rules. We assess eligibility when preparing the industrial licence.

Can I sell to the Omani market from an industrial estate without customs?

Yes. Estate companies are mainland companies, so they sell into Oman without a customs boundary.
